For Lease



Making an application to lease a property


After you have decided on a property, you will need to complete our Tenancy Application Form, available on our web site for your convenience.

Ensure you provide us with identification and references. The more detail provided the easier it is to assess your application.

A Tenancy Application Form is now available online to download using Adobe Acrobat, simply fill it out and fax it back to us on (02) 9908 4770.

Tenant approval process


This process normally takes 24 to 48 hours, providing all details requested have been supplied. We contact all of the references listed in your application. Following our assessment, the owner of the property will be contacted with our recommendation. The owner will make the final decision regarding your application, and you will be advised of this.

Before you move in


There are a number of items that will need to be completed before you move in:
  • Once your application is approved you will be required to come to our office and sign a lease as soon as practical.
  • You will need to provide a Bond in the form of cash, EFT transfer, or a bank cheque payable to Shore Partners Management Trust. The Bond is four weeks rent for unfurnished property.
  • A Bond Lodgement form will need to be signed by you and the Bond will then be lodged with NSW Department of Fair Trading.
  • At the end of your tenancy, the Bond will be released to you once an inspection has been carried out, the property is left in the same condition as when the tenancy agreement began, and all money owing is paid in full.
  • You will be given a report of the condition of the property. You will be required to check it, counter-sign it, and return a copy to our office within 7 days of the start date of the lease.
  • Rent is payable in advance prior to you moving into the property. It is payable by cash, cheque or EFT transfer.

Payment of Rent


Rent is payable in advance from the date stated on the lease. We recommend you use a Direct Deposit facility to pay your rent. This arrangement is made between you and your bank to deposit rent into our Trust Account from your nominated account.

Vacating


Your Residential Tenancy Agreement is a legally binding contract, providing protection for both you and the Landlord.

You can end the Residential Tenancy Agreement simply by:
  1. Giving at least fourteen (14) days written notice up to and including the last day of the fixed term of the Tenancy Agreement.
  2. Giving at least twenty-one (21) days notice prior to your preferred vacating date if the lease is a continuing one, i.e.: if the fixed term of your lease has passed, and you are renting "month by month".
All notices must be in writing, dated, and signed by all parties listed on the lease, and are effective from the date they are received by our office.

Inspections


During the course of your tenancy, the premises will be inspected periodically by Shore Partners. You will be given at least 7 days notice of the date and time. These inspections are to check on how the property is being maintained and to see what routine maintenance may be required.

Keys


A duplicate key to all properties is retained by our office for emergency access. Under special circumstances, and on producing identification, the keys can be borrowed, during office hours, but must be returned within twenty-four (24) hours. No service is available out of office hours or on public holidays.

Insurance


Shore Partners recommends you insure your personal possessions against any loss, damage or theft. The landlord has no obligation to insure your personal belongings.

Electricity, Gas, Cable and Telephone


It is each tenants responsibility to have the appropriate account placed in their name and then to arrange to have a meter reading prior to moving in or vacating the premises.
